Its a bug on factory. Its pretty common i came across it twice. Best bet is to have factory key or avoid factory. Ive had it twice, once i lost expensive gear and second time i ran past him, he had to come out of glitch to kill me. Its a glitch where you open door etc to glitch yourself in wall, so you become invincible.
